Feasibility, Design, Construction and Leasing Services:
1. Site selection:
     a. Complete full market availability survey in cooperation with brokers to identify all opportunities.
     b. Analyze the site with appropriate metrics to determine consistency of location with tenant requirements. 
     c. Complete numerous economic models to establish viability of the development.
     d. Complete full due diligence of title, approvals, and physical aspects of the property.
     e. Acquire real estate.
2. Oversee project architectural and engineering services:
     a. Coordinate with tenants to design interior space.
     b. Design site layout and project exterior. 
     c. Determine ideal construction materials and processes.
3. Manage construction process:
     a. Monitor quality and completion of construction. 
     b. Respond to RFI's and make recommendations.
     c. Negotiate change orders as applicable.
     d. Approve invoices, process loan draw requests.
     e. Value engineer all project components.
4. Market project to prospective Tenants:
     a. Develop marketing plan.
     b. Negotiate leases. 
     c. Coordinate and manage construction of tenant improvements.

Financing and Property Management Services:
1. Prepare loan packages and secure permanent financing proposals from life companies, banks, 
    and other sources. Evaluate, make recommendations, and negotiate loan terms.
2. Perform asset management functions after occupancy:
     a. Pay invoices.
     b. Administer leases, including collection of rent.
     c. Maintain complete accounting records in connection with management, maintenance, and operation of the
         property. Provide monthly income statements, balance sheets, and statement of changes. 
     d. Prepare annual capital and operating budgets.
     e. Regularly inspect property, make recommendations to owner.
