Rocky Mountain Development (RMD) determined there was a need for a medical office building in downtown Boise located strategically between the two largest non-profit hospitals (St. Luke's and St. Alphonsus).  Many of the local physicians did not want to be located on one of the hospital campuses and be seen as aligning with one hospital over the other.  Therefore, a strategic location like 11th and Myrtle allowed our physician tenants to have a location that was easy to access from anywhere in the valley with adequate on-site parking.  A physician in our building can be at either hospital within 5-10 minutes.

RMD worked to design a building that maximized the expensive real estate while achieving a timeless look and design that met the needs of our physician tenants.  The ownership group organized by RMD consists of several key tenant/owners as well as the original landowner and, of course, RMD's principals.  Our tenant/owners were allowed to participate in ownership of the LLC which provides them the economic benefits of ownership without having to spend the time and effort of design, construction, monitoring, financing, leasing and management.
