Pre-Development Services:

  • Identify Tenant/Owner requirements. Evaluate. Make recommendations.
  • Identify site(s). Summarize advantages and disadvantages of each. Evaluate per easements, title issues, utilities, traffic/Ada County Highway District issues, zoning, and neighborhood groups etc. Make recommendations.
  • Compile demographic studies, traffic information, review boundary survey, geotechnical and environmental reports.
  • Create initial project budget and proformas.
  • Negotiate purchase on behalf of Owner.
  • Secure entitlements: design review, conditional use permits, annexation, zoning changes, negotiate impact fees, utility extensions, offsite costs, etc.
  • Interview architects and engineers. Evaluate, make recommendations, negotiate contract.
  • Interview contractors. Evaluate, make recommendations, negotiate contract.
  • Prepare financing package. Secure proposals from construction lenders, evaluate and make recommendations. Negotiate loan terms.
  • Coordinate preliminary design with Owner and architect. Value engineer with design/construction team. Make design recommendations to Owner and architect.

Construction Services:

  • Oversee project architectural and engineering services.
  • Manage construction process:
    - Monitor quality, progress etc. per schedule
    - Respond to RFI's make recommendations
    - Negotiate change orders, if any
    - Approve invoices, process loan draw requests
    - Present costs saving ideas.
  • Market project to prospective Tenants:
    - Develop marketing plan
    - Negotiate leases
    - Coordinate and manage construction of tenant improvements.

Services Available After Occupancy:

  • Secure permanent financing proposals from life companies, banks and other sources. Evaluate, make recommendations, and negotiate loan terms.
  • Perform asset management functions after occupancy.
    - Pay invoices.
    -Administer leases, including collection of rent.
    -Maintain complete accounting records in connection with management, maintenance, and operation of the property. Provide monthly income statements, balance sheets and statement of changes.
    - Prepare annual capital and operating budgets.
    - Regularly inspect property, make recommendations to Owner.
